Morris Manor is a two-building, 168-unit affordable senior community in Jacksonville, FL that was originally constructed in 1980. With the important goal of preserving affordable housing for seniors in the Jacksonville area, Smith & Henzy began rehabilitating Morris Manor in early 2022. All 168 apartments have a HUD HAP contract. The studio and one-bedroom units are affordable to households with annual incomes from 33% to 60% of AMI. The scope of rehabilitation includes items such as replacing kitchen cabinets, appliances and light fixtures, bathroom vanities, bathtubs and showers, toilets and light fixtures, hot water heaters, PTACs, and elevator cabs. The property entryway, staff offices, and community rooms will be reconfigured and renovated to bring them up to modern standards. Construction will be complete in 2023.
